Can I pay online?
Yes. You can contact the office with your email address and set up an online account and pay at https://mexicorentalproperties.managebuilding.com/
Do you allow pets? Yes, we accept pets at select properties. Pit Bulls, Rottweilers or any mix of said breeds are not allowed due to insurance purposes. There is a $100 non-refundable pet fee per animal.
Do you accept Housing Choice Vouchers/Section 8?
Yes, we accept Section 8.
What does it take to qualify for a house?
A complete rental application, picture ID, check stubs/proof of income – employment, Section 8, child support, and social security or acceptable forms of income. Monthly income must be at least 3 times the monthly rent for the unit to qualify.
Are any utilities included in the rent?
No utilities, cable, satellite, or internet services are provided. These items are the tenant’s responsibility and will be put into the tenant’s name upon move-in.
How long is a lease?
Leases are for a 1 year term.
What if I move out before my lease is up?
A tenant is responsible for the property until either the end of the lease term or until the property is re-rented, whichever is first.
What do I need to do if I decide to move out? A tenant needs to provide the Property Manager with a written 30 day notice of intent to move. Failure to provide this written notice will result in a forfeiture of the security deposit.
What if I don’t pay rent by the first? Rent is due on the first, but tenants are given until the 5th of each month as a grace period to make their payment without late fees being applied to their account. After the 5th, a $10 per day late fee begins to accrue until the balance is paid.
How long does it take to process an application?
We accept several applications for each property and rent to the most qualified applicant. Once a complete application has been received, it takes a minimum of three days to process. Applicants will be notified if they are qualified or not by the Property Manager.
How much money is needed to move in? A deposit, first month’s rent, and any pet fees are required to be paid to move in. The deposit amount is equal to one month’s rent.
Who do I make rent checks out to?
Checks are made out to CEDAR GROVE, LLC, REDWOOD GROVE, JCB RENTALS OR SNOW CREEK PROPERTIES. There is a $25 Returned Check Fee for all returned checks.
